What is a CMA?
If you ever heard a real estate agent say – I can do a free CMA for you and you either had no idea or had a slight idea what that means, I would like to clarify it for you. Simply put it means what is the TRUE VALUE of your home IN TODAY’S MARKET.
To do a proper cma, in order to really pin point that price that you should be selling your home for, your professional agent should seek sold properties that match the criteria of your home, in and closely around the area in which your home is located.
Criteria is based not on the lovely painted walls, or how well you decorated your home, you may even be surprised that even an in ground pool that you spent perhaps over 60,000 on doesn’t bring back what you paid for it. It comes down to square footage, property size, amount of bedrooms, baths, basement, garage and condition (roof, siding windows, heating and air system., etc)
The properties being used MUST BE CLOSED AND WITHIN A REASONABLE AMOUNT OF TIME FRAME – SUCH AS 2-3 MONTHS. If one of the compatibles used seem to be well below market value, then it should be looked at very closely to see if it was a financially distressed home such as short sale, bank owned, foreclosed property or even a home that needs major repair work. If that’s the case then that should be factored in.
It is very important to be totally UN BIAS and to weigh the facts as they are. If the cma is not done correctly then that false price can cause financial damage.
For instance, if you list your home for well above what the value is on your home. You get a buyer willing to pay that false value amount. You go through the entire stages that it takes to proceed ahead…inspections, hire an attorney, perhaps go into contract on the home of your dreams knowing that you are already in contract on your home, then the bank appraiser comes, and when they do that appraisal for your home, that’s when the bad news comes. The bank at that point in time deny that buyer a loan (a mortgage) for your home because it would be too risky for the bank to give money for a home that is priced above market value.
When this occurs, the buyer gets his deposit back, and you’re left with putting your home back on the market, killing the deal on your other end, and you are left feeling like you’ve been put through an emotional meat grinder. Some sellers at that point in time decide “they can’t go through that again” and they take their home off the market.
Remember some basic points-It doesn’t matter what your neighbor TOLD YOU they sold or bought their home for, the facts can be found on the tax records. It doesn’t matter how much money you put into your home decorating it, how much prettier it is then your next door neighbors house. (though it can make it more “marketable”, it doesn’t necessarly make it more “valuable”). Nor does it matter what you paid for it three years ago.
So this is why when I go to my potential clients home, I sit with my computer in front of them and show them how I come to the suggested SELLING and the LISTING PRICE. I show them where the price is coming from and why it is so important to be REALISTIC. IF THEY ARE TRUELY MOTAVITED AND ARE SERIOUS IN WANTING TO SELL THEIR HOME, THEN THEY SHOULD BE EDUCATED AS TO HOW I CAN GET THEM THE MOST FOR THEIR HOME. Pricing a home correctly can save them time and money. To over price their home can cost them more then if they did it correctly from the beginning.

Main Street, Tottenville, Staten Island, New York
Tottenville with an area of approx. 1.7 square miles, is the southernmost neighborhood of Staten Island, New York City and New York State. Originally named Bentley Manor by one of its first settlers, Captain Christopher Billop (1638-1726), after a small ship he owned named the Bentley, the district was renamed Tottenville in 1869, apparently in honor of the locally prominent Totten family whose name can be seen on tombstones in one of the earliest churches, Bethel, on Amboy Road.
The Raritan band of the Unami Indians, a branch of the Lenape or Delaware nation, were the original inhabitants of all Staten Island, including Tottenville. The largest pre-European burial ground known as Burial Ridge, is located in Conference House Park.
One of the many landmarks in Tottenville is the Bethel United Methodist Church
(erected in 1840 and rebuilt on the same site in 1886 after a fire had destroyed the original structure), and an abandoned factory originally built-in 1900 for use as a smelting plant and later operated for recycling by Lucent Technologies (which closed the facility in 2001), stand at the northern approaches to the neighborhood.
Our Lady Help Of Christians, aka OLHC, is located on Amboy Road, corner of Yetman Avenue. There are many different house of worships in Tottenville, all with their own historic beginnings. Along with it’s own Firehouse, Police Department, Library, Stores and Plenty of Public Transportion.
The History behind the Billop Family is also something to read about. You can find this information at the Conference House which is located at the end of Hylan Blvd. There are also can have a tour of the Historic Building and it’s History!
This Beautiful town also offers a Historical Society. There you can get almost everything you curiosity needs to know!
The homes I’ve sold here have a wide variety. There are many 2 family homes, making for extended families comfortable to live together. Also with the 2 family homes, it gives that homeowner an added income. One the older homes, the property that comes with it is unusually large which adds greater value to their home.
I personally find that anyone wanting to live in New Jersey because of that rural lifestyle but can’t because either their civil service workers, police officers, fire fighters, or simply because the property taxes are too high that they purchase homes in Tottenville. I find that this area is on of the last rural areas on Staten Island.
Another great feature is the Conference House Park, there you can find activities, events and more information on this Historical Town.
So if you are planning on moving to Tottenville or want to visit, make sure you see everything it has to offer.

Oakwood is the name of a neighborhood located in east central Staten Island, one of the five boroughs of New York City. It lies near the southern shore, and is bordered by Ebbitts Street (north); the Atlantic Ocean (east); Great Kills Park (south); and the Staten Island Railway (west).
The community’s station on the Staten Island Railway bears the name Oakwood Heights, because of the fact that the neighborhood is divided into two sections: Oakwood Heights, to the west, and Oakwood Beach, to the east. The area’s bus service is provided by the S57 (along Amboy Road), and the S78, and S79 buses (along Hylan Boulevard).
Dominated by farmland in the heights area, and an ocean resort in the beach area until the mid-20th Century, Oakwood started suburbanization when a subway line was proposed between Brooklyn and Staten Island, and it underwent rapid suburbanization after the Verrazano-Narrows Bridge opened in November 1964. Today, Oakwood is a middle-class neighborhood of one and two-family homes and garden apartments, with important commercial establishments along Hylan Boulevard.
The neighborhood has a coastline on the Lower New York Bay; the coastal area is sometimes referred to as Oakwood Beach, and is the site of a sewage treatment facility. Bordering this facility on the south is the Staten Island Unit of the Gateway National Recreation Area, also known locally (and formerly, officially) as Great Kills Park.
The Greenbelt woods located along Riedel Avenue have some concrete artifacts (such as a piece of sidewalk located near the pond at Riedel and Thomas Street), and pieces of the Great Depression can be occasionally found along the trails, such as bricks or chimneys or foundations of houses that were once located in the area, when it was still rural.
Stores and public transportation along with the fact that Oakwood is CENTRALLY LOCATED, makes this a very sought off area to live in.

I am so happy to share with you the Statistics of residential homes that have Acceptances on them, along with Under Contract, Sold AND CLOSED to date.
When I pulled this information up, though I have been closing homes, I wasn’t sure what Staten Island has been doing as whole.
Remember that this also includes short sales, foreclosures and bank owned residential properties.

Staten Island – Homes For Sale – What the Statistics for Homes Sales Are
(Reuters) - The House of Representatives on Tuesday approved giving extra time to thousands of homebuyers trying to get a popular federal tax credit by the end of the month.
The House backed by a vote of 409-5 a measure to extend the closing deadline to September 30 for buyers who already met the April 30 deadline to have a signed contract. The current deadline requires those buyers to close the transaction by June 30 to receive the $8,000 tax credit for first-time homebuyers.The Senate must still approve the measure before President Barack Obama can sign it into law.
Senate Majority Leader Harry Reid and Senate Finance Committee Chairman Max Baucus announced on Tuesday they would try again to find a way for the Senate to consider the popular measure.
Reid, a Democrat, faces a tough re-election fight in Nevada, where the U.S. foreclosure crisis is most pronounced.
Real estate agents say thousands of settlements may not be completed by Wednesday because settlement offices are slammed with buyers trying to close on transactions by the end of this month in order to receive the funds.
“Up to 180,000 homebuyers will now receive the tax credit they deserve, and our housing market will be strengthened as a result,” House Speaker Nancy Pelosi said in a prepared statement after the lower chamber approved the measure.
Critics say the three-month extension is an invitation for fraud, providing prospective home buyers time to back date contracts to a date before April 30 and subsequently closing on those contracts by the new September 30 deadline.
Congress extended the $8,000 tax credit for first time homebuyers last fall and added a $6,500 tax credit for all buyers who were purchasing a primary residence.

WASHINGTON — The Senate on Wednesday approved a plan to give homebuyers an extra three months to finish qualifying for federal tax incentives that boosted home sales this spring.
The move by Senate Majority Leader Harry Reid would give buyers until Sept. 30 to complete their purchases and qualify for tax credits of up to $8,000. Under the current terms, buyers had until April 30 to get a signed sales contract and until June 30 to complete the sale.
The proposal, approved by a 60-37 vote, would only allow people who already have signed contracts to finish at the later date. About 180,000 homebuyers who already signed purchase agreements would otherwise miss the deadline.
Reid, D-Nev., added the proposal to a bill extending jobless benefits through the end of November. Nevada has the nation’s highest foreclosure rate, and Reid is facing a tough re-election campaign.
The Realtors group has been pushing hard in Congress for the extension. Mortgage lenders, the trade group says, have been swamped with borrowers trying to get approved by the end of the month. Many potential borrowers are unlikely to make the deadline.
“If Congress fails to act promptly, then prospective homebuyers might not get the benefit of the homebuyers tax credit, even though they have completed contracts,” the Realtors said a letter to lawmakers.
First-time buyers were eligible for a tax credit of up to $8,000. Current owners who bought and moved into another home could qualify for a credit of up to $6,500.

As this spring market is coming to an end I wanted to keep on top of the market conditions in both Staten Island, New York and in Monmouth County, New Jersey. It seems though out the years I’ve been selling that both states seems to parallel each other. When the homes in Staten Island seem to be on a slow trend, than New Jersey seems to follow suite.
During my research from January 01, 2010 to date in both states I have compiled a list for the stats of sold/under contract and acceptances.
Staten Island, New York Residential:
Acceptance: 274
Under Contract: 864
Sold: 1256
Monmouth County, Residential New Jersey (keep in mind that in the state of NJ there is no acceptance, an offer is drawn up on a contract)
Under Contract: 1126
Sold: 1776
These numbers in both states is a clear indication that the market is not only repairing itself but moving forward. I hope the stats for Staten Island, New York Real Estate Compared to Monmouth County, New Jersey is something you find informative.
