CAN YOU HANDLE THE TRUTH?????

Why do I need a Professional Real Estate Salesperson when I can gather my own facts about the Value of My House…..WHEN…..

I asked my neighbor right across the street and they said they  got $$$$ for their home and their home was never updated like mine!!!

I can go on the internet, plug-in my address and ABRACADABRA there’s your Value!!!! 

I just spoke to someone in the supermarket and they said that their Aunt’s, Uncle’s Cousin is willing to pay $$$$ for a house just like mine.

Well, like it or not..THIS IS THE FACT!!!  HERE IS THE TRUTH!!!!   CAN YOU HANDLE THE TRUTH????

Getting an OPINION from someone who isn’t a Realtor and their Word of mouth, is not a FACT.  They could mean well, repeating what they heard, but like the game telephone, by the time it reaches your ears, the price was probably padded or subtracted.

Web Sites, are black and white, with no Gray area for explanations.

 The Real Estate Market that we’re in is A GRAY MARKET

Which means, due to the short sale issues, the foreclosures and the bank owned properties, for your home to be thrown in the mix simply because IT FITS THE CRITERIA OF AREA OR SQUARE FOOTAGE, Is such an INJUSTICE to You.

When this happens, YOU CAN BE MAKING WRONG DECISIONS OF WAITING TO SELL OR ASKING TOO LITTLE BECAUSE OF THIS MISINFORMATION.

When people say what they would pay for your house, without carefully seeing your home, without providing you with their financial status and pre-approval, and not having them put PEN TO PAPER.  Would be giving you FALSE HOPE.  THIS CAN KEEP YOU IN THE WRONG MIND SET WHEN NEEDING TO ASK THE “RIGHT PRICE FOR YOUR HOME”

So how does someone really know the TRUE VALUE OF THEIR HOME?

Well for starters I would sit with my potential clients and tell them all about me.  The many years of experience I have, the solid company I work for and the how I constantly educate myself to make my clients stronger and wiser for the biggest financial decisions they will make.

Then I open up my laptop, plug-in my air card and show the FACTS. SHOW ALL THE GRAY AREAS, AND DO A PROPER Comparative Market Analysis. 

 

This will allow us All to see what price we should ask, what our competition looks like and IF NOW IS THE TIME TO SELL.

THIS IS NOT WHAT PEOPLE ARE ASKING FOR THEIR HOMES, NOT IF THEY HAVE AN OFFER/ACCEPTANCES/CONTRACT, BUT WHAT THE “SELLING” PRICE IS.  PLUS IF THAT SELLING PRICE IS A REFLECTION ON HOMES THAT ARE UNDER FINANCIAL DISTRESS.

 

Of course there is more involved and will be taken into consideration to get my clients to reach their goals.  I hope that I have given you some insight as to how I come upon recommending what someones true value of ones home is.  MY MAIN GOAL IS TO HAVE YOUR HOME BRING YOU IN THE MOST MONEY IT CAN.

Annadale, Eltingville, Tottenville, Princess Bay, Huguenot , Richmond Town-which location is selling?

There are many homes for sale on Staten Island and it seems that what sells and what doesn’t use to ONLY depend on, LOCATION-LOCATION-LOCATION.  However in today’s market place, the rule of thumb has changed.

Location still is a major factor, but price and sellers financial situation seems to be something that is weighed just as much. 

If a home is located, for example, in Richmond Town, but the potential buyer really wanted in Tottenville, because it was close to family members who live in New Jersey.  They weigh what is more important to them as this point in time.  The sale price in Richmond Town may be much lower due to a short sale, bank owned or foreclosure, making the extra travel time worth it. 

 The same goes for people who would rather be closer to Verrazzano Bridge but decides to go for the lower priced home in Tottenville.

Peoples financial situations have come into play so drastically that location is something that many have chosen to forego to live in a home that they can comfortably afford.

This is why it is within the sellers interest to price their home correctly as soon as it comes on the market.  It may not be their renovated kitchen or their property size, nor does it totally matter if their located on one side of the island or the other.  I am not saying you have to “give your home away”, I am saying you have to be realistic if your serious about moving.

HOWEVER,  the good news here is, the sellers will now become buyers, and they will benefit from this LOW INTEREST RATE, LOWER PRICED HOME SALES.   Making for an even exchange.  You get less, you pay less.

So when thinking of putting your home on the market, after you’ve interviewed your realtor and decided which one will be best for you, then listen carefully to what they have to say. 

 If it can be seen IN BLACK AND WHITE, WHAT YOUR HOME WILL SELL FOR, then be smarter than the next seller and price it to SELL!

You’re awaken bysomething in the middle of the night.  You are confused and trying to get your bearings.  What woke me up?  What is happening?  You come to realize that you’re having a hard time breathing, you can’t see inches in front of you, and that’s when the horrific realization hits you.  Your home is on fire, your family members that were only a few rooms away, now seem like they’re billions of miles away from you and you need HELP FAST!!!!!….911—— MY HOME IS ON FIRE, MY FAMILY MEMBERS ARE IN OTHER ROOMS AND I CAN’T GET OUT OF MY ROOM.  AT THAT POINT, AND ONLY AT THAT POINT DO YOU TRULY KNOW HOW IMPORTANT A FIREFIGHTER IS….

“WHEN EVERYONE IS RUNNING OUT, THEY’RE RUNNING IN. AND WHEN SECONDS IS BETWEEN YOU & YOUR FAMILY FROM DEATH, THAT FIREFIGHTER RISKING HIS OWN LIFE TO SAVE YOURS, WOULD BE SOMETHING THAT NO WORDS OR MONEY COULD THANK THEM FOR.”

As you can see what the obvious importance of OUR FDNY means to all of us, however,  I have to wonder if the other important responses  of our Firefighters are also known or recognized.

If you’re watching the news, or running outside to see what the sirens are responding to on your block, what you’re looking at is the emergency, what you’re probably looking past is the people involved with each emergency.

From using the JAWS OF LIFE“  to pry someones teenage child out of their mangled car that at anytime could explode…to “TRYING TO BREATH LIFE INTO A TODDLERS MOUTH FROM A POOL DROWNING.” as their heart sickened parents  look helplessly on.

From doing “CPR ON SOMEONES GRANDMOTHER” …..to DIVING INTO COLD AND MURKY WATER’S  TO SAVE SOMEONE’S GRANDFATHER THAT DROVE HIS CAR OFF A PIER”

Someone trying to end their life by jumping off a building, domestic violence, floods, someone struck by lightning, gun shots, drug overdose, water main breaks, weather emergencies, building inspections for YOUR safety, teaching fire prevention to our children the list as you can see is endless for the need of a firefighter to respond to.

People may also not realize the lifestyle of a firefighter.  They work at times 24 hours straight, within that time, they live side by side with each other.  They must cook, clean, and share life saving experiences at a moments notice. No matter what they’re doing, when that bell rings, YOU become PRIORITY ONE.  Even if they just got back to the firehouse from fighting a 4 alarm fire, they must be 100%  strong mentally and physically for yet  another situation that would exhaust the average person.  It doesn’t matter to YOU, IF THEY HAVEN’T EATEN IN 12 HOURS OR SLEPT IN 20 HOURS.  YOUR EMERGENCY NEED, is the only thing that matters to THEM.

 

If you ever have seen Firefighters food shopping, did you notice their fire truck parked outside.  Ever wonder why?  This is simply a perfect example of them having to ALWAYS be ready for US needing THEM.  RESPONSE TIME IS KEY AND HAVING ALL THE FIREFIGHTERS BE NEAR THEIR EQUIPMENT, THEIR AND EACH OTHER IS WHAT SAVES TIME AND LIVES.  As you can see, this is why when a Firefighter is gives their life, it is a LIKE LOSING A FAMILY MEMBER to each other

At home, when they’ve come back from working a “double tour”   their mates, parents, children…having not seen them for hours, still must wait to interact with them because the need for sleep is all they can do at this point.  These family members will be celebrating many holidays, birthdays, anniversaries are spent alone, because EMERGENCIES DON’T TAKE TIME OFF FOR THESE SPECIAL EVENTS.  It takes a very special PERSON TO BE A FIREFIGHTER AND IT ALSO TAKES A VERY SPECIAL FAMILY TO STAND BEHIND A LIFESTYLE THAT IS SO VERY UNSELFISH.

“I GUESS THE ONLY THING A LOVED ONE CAN SAY TO THEIR FIREFIGHTER AS THEY LEAVE FOR WORK IS, I LOVE YOU” for everything else is unpredictable. 

I hope a small glimpse into OUR FIREFIGHTERS  lives gives a new appreciation and understanding on how important they are to all of us.

TELL A FIREFIGHTER TODAY THANK YOU,  FOR THEY LIVE EVERYDAY OF THEIR LIVES, “READY, WILLING AND ABLE TO GIVE THEIR LIFE FOR US!”

Being a Realtor for many years, it brings me into many homes for sale, I get to know about their financial situations and from both the buyers and sellers, their personal lives.  All too many times, this includes a story or two of their personal experiences with the need for emergency help…

There has been so many financial distress situations in this market.  Jobs are not what they use to be.  As I sit in kitchens all over Staten Island, New York and in Monmouth County, New Jersey, there is one story after another of how their families are being affected by it.  Some are experiencing short sales, foreclosures or they’re on the edge of becoming another statistic. 

Though in real estate there will always be movement due to the fact that everyone needs a place to live.  People may want to move or may have to move, what ever the situation, I still have to “help” with their needs. 

Job hours cut, big and small business are down sizing, doors are closing leaving many families with bills they can no longer pay. 

With that said, I found this budget site and may help some families to survive their situation until more opportunities come around.

What’s the MAGIC  Colors to get your home SOLD

Color plays a BIGGER part in selling a house then one may realize. How you decide to dress your walls or “undress your walls” can convince a buyer that your home is move-in ready or leave them looking elsewhere. If the goal is to see the sparkle of “love at first sight,” consider picking the right paint palette to suit MANY different tastes.

Picking The PERFECT Colors:

Color choices are plentiful, as are the types of paints. When selecting interior colors, consider how you use each room or the feeling that you want to create for the space.  Pick loud colors and your home will seem too busy. White is a great accent, but for walls it is a harsh and cold color. Instead of white, choose warm, inviting and neutral paint colors such as warm weights, linens, warm beige and olive tones.

The best rule of thumb for home remodeling is to stick to a color palette that isn’t too bland but also isn’t too bold. For smaller spaces, such as bathrooms, small bedrooms or sitting rooms,  choose colors that make the room look bigger such as warmer whites. For the bigger rooms, select a paint that is a couple shades darker to create a cozy atmosphere, such as a tan color for walls, with white trim.  With the average size bedrooms, I recommend the calming paint colors, they seem to work best.

Make sure the palette you create flows from room to room. You don’t want your home to look like a rainbow or a box of canyons.  At paint stores, purchase a smaller can of paint and test it on the walls before committing to the color for the entire room.  

If you have a room painted a UNSUAL color due to someone wanting to EXPRESS themselves.  Then I HIGHLY recommend my clients to tone it down and allow the potential buyers to be able to see the possibilities for their own EXPRESSIONS.

Wallpaper Can Be A “Turnoff” And be DIFFICULT AND COSTLY TO “COME OFF”:

My experience with wall paper is that buyers never seem to enjoy the same patterns as the sellers.  They then look at this as AN EXTRA COST,  TROUBLE AND TIME in having to hire someone SOMEONE TO remove it.  Buyers are also afraid of what they may find behind the wallpaper, will the sheet rock be in tact, will the walls now need to be repaired?

LOOK UP:  

I can’t express the importance of repairing and painting any old water stains that might have been caused by a ONE TIME over flow from the kids splashing in the bathtub or a broken dishwasher.  Make sure the problem (for what ever caused the stain) is repaired and remove anything that may give the buyers the wrong impression.

WATER PROBLEMS SCARE ALMOST EVERYONE

This also is true for cracks in the ceilings too.  The best built house will at one time or another experience “settlement cracks”.  This can be easily corrected with tape and compound, with some final paint touch up.

I hope these tips  will come in handy.  I’ve been in many homes for sale in Staten Island, New York as well as Monmouth County, New Jersey, and though style and sizes are almost always different, the BUYERS SEEM TO BE ALL ON THE SAME PAGE.

Homes for sale, Staten Island, New York-What is the average time a house is on the market before they sell?

There are a lot of buyers out there shopping for a home to buy.  Why did their house sell and mind didn’t?

The simple answer is, how is it priced?  I am not heading toward, let’s price is low and “GIVE YOUR HOUSE AWAY“.  It is pricing it where it brings you in offers that make you IN CONTROL of the BEST PRICE YOU GET.  Now keep in mind that the HIGHEST offer is NOT USUALLY your BEST OFFER.  Your BEST offer is where the get a fair price from the BEST BUYER.  I know how difficult it is to feel like you’re throwing money away but in reality you can’t lose something you never had.  If that higher offer comes with a buyer with issues, low credit score, past foreclosures, income ratio, something to sell, if this is a second home, how long have they had their job.  There are so many factors that come into play, which might be the reason why this buyer comes in with a higher price.  They probably know, or have a feeling that due to the fact that they are NOT THE BEST OF BUYERS, that they need to give more money then what your home may be worth in the present market to more or less entice a seller to go with them.

Also, when you over price a house, you must know that you COMPETITION LOVES YOU and can’t thank you enough, because what you just did was SELL THEIR HOUSE.  You merchandise them right into their home.  Leaving your home STILL ON THE MARKET!

 

 

If you feel, ok I know my Agent did a proper CMA, and it should be priced at “this amount” well I just want to try it at this higher price, I just want to make sure I’m not giving my house away, during that CRITICAL FIRST TIME ON THE MARKET, may be how you lost that buyer that was waiting for your home to come on the market. 

Another reasoning I find from my sellers is that, if they like my house, they will make me an offer.  Now let me ask you a question?  Especially with all the foreclosures, short sales and bank owned properties out there, though they may seem like they’re a slam dunk to buy, in reality they aren’t and a good agent can educate your potential buyer as to why it would be within their best interest to purchase a home without these issues.

Why would a buyer “make an offer” on a house that is overpriced, when the inventory has plenty at a lower price?  THEY WON’T.  So there is yet another reason why you may have lost your buyer.

I can continue on about this, but I think I hit on a few of the main reasons why pricing your home CORRECTLY from the start will in fact give you a better chance of getting more money for your home, then if you price it high.

Just keep in mind that if you do your homework and interview a few experienced real estate agents, and they can show you in black and white what your home is worth, use your common sense and you may be pleased and surprised with the outcome.

What is your home worth?

 

What is a CMA?

If you ever heard a real estate agent say – I can do a free CMA for you and you either had no idea or had a slight idea what that means, I would like to clarify it for you.  Simply put it means what is the TRUE VALUE of your home IN TODAY’S MARKET

 To do a proper cma, in order to really pin point that price that you should be selling your home for, your professional agent should seek sold properties that match the criteria of your home, in and closely around the area in which your home is located.

Criteria is based not on the lovely painted walls, or how well you decorated your home, you may even be surprised that even an in ground pool that you spent perhaps over 60,000 on doesn’t bring back what you paid for it.  It comes down to square footage, property size, amount of bedrooms, baths, basement, garage and condition (roof, siding windows, heating and air system., etc)

 The properties being used MUST BE CLOSED AND WITHIN A REASONABLE AMOUNT OF TIME FRAME – SUCH AS 2-3 MONTHS.  If one of the compatibles used seem to be well below market value, then it should be looked at very closely to see if it was a financially distressed home such as short sale, bank owned,  foreclosed property or even a home that needs major repair work.  If that’s the case then that should be factored in.

It is very important to be totally UN BIAS and to weigh the facts as they are.  If the cma is not done correctly then that false price can cause financial damage

 For instance, if you list your home for well above what the value is on your home.  You get a buyer willing to pay that false value amount.  You go through the entire stages that it takes to proceed ahead…inspections, hire an attorney, perhaps go into contract on the home of your dreams knowing that you are already in contract on your home, then the bank appraiser comes, and when they do that appraisal for your home, that’s when the bad news comes.  The bank at that point in time deny that buyer a loan (a mortgage) for your home because it would be too risky for the bank to give money for a home that is priced above market value.

When this occurs, the buyer gets his deposit back, and you’re left with putting your home back on the market, killing the deal on your other end, and you are left feeling like you’ve been put through an emotional meat grinder.  Some sellers at that point in time decide “they can’t go through that again” and they take their home off the market.

Remember some basic points-It doesn’t matter what your neighbor TOLD YOU they sold or bought their home for, the facts can be found on the tax records.  It doesn’t matter how much money you put into your home decorating it, how much prettier it is then your next door neighbors house. (though it can make it more “marketable”, it doesn’t necessarly make it more “valuable”).  Nor does it matter what you paid for it three years ago.

So this is why when I go to my potential clients home, I sit with my computer in front of them and show them how I come to the suggested SELLING and the LISTING PRICE.  I show them where the price is coming from and why it is so important to be REALISTIC.  IF THEY ARE TRUELY MOTAVITED AND ARE SERIOUS IN WANTING TO SELL THEIR HOME, THEN THEY SHOULD BE EDUCATED AS TO HOW I CAN GET THEM THE MOST FOR THEIR HOME.  Pricing a home correctly can save them time and money.  To over price their home can cost them more then if they did it correctly from the beginning.

Through out the years of me selling homes, I have been VERY FORTUNATE to help families move on, to get their dream home or to financially make them whole and secure.  Many of those clients would be happy to give me a great recommendation and many of them don’t fall into the blog below.
